Five-year property price study reveals cheapest and most expensive streets in Caithness

Two Wick streets within half a mile of each other are at opposite ends of the Caithness property price spectrum, according to new research.

Figures gathered by home sales company Property Solvers rate Coronation Street as the county's most expensive residential area, while Kennedy Terrace is the cheapest.

The findings are based on streets or rural neighbourhoods that had three or more sales over a five-year period.

The Scotscalder and Halkirk areas contained some of the highest-valued homes across Caithness, while those at the other end of the scale included Hillhead Road in Wick and Couper Square in Thurso.

A new online tool from Property Solvers tracked average sold price data from HM Land Registry since early 2016 to see where the highest and lowest-priced homes were located across eight KW postcodes.

In Coronation Street, three properties sold for an average price of £281,666. At Scotscalder, three properties sold for an average of £260,000.

Halkirk saw three properties sell for an average of £255,333.

The cheapest streets were Kennedy Terrace, where six properties sold for an average of £25,833; Hillhead Road (four properties, average £40,998); and Couper Square (five properties, average £43,900).

The findings are accessible at a postcode level on the Property Solvers website.

Property Solvers co-founder Ruban Selvanayagam explained: “To keep the data less skewed, we only ranked the streets that had over three sales.

“It’s therefore worth noting that, in recent years, a property at Halkirk sold for £435,000 and, at the other end of the market, there were properties that sold for £18,500 and under in Dunbeath and in Louisburgh Street, Wick."
